Historic Mills Act redevelopment of a highly visible home on one of the best known streets in North Laguna. Nice street to alley lot, with a very small home in need of modern historic interpretation, experience architecting and expansion. The challenge involved how to expand and create an enjoyable and livable experience while maintaining the home’s historic integrity, all the while bringing the home up to 21st Century real estate standards. The project required a distinct ability to maintain the viable historic elements and historic curb appeal, while finding the right way to modify the existing floor plan and layout so that a very small addition would add tremendous useable value to the home.
Marry new with old, while making old look new. By effectively modifying the exiting bedrooms, kitchen and bath, and expanding the dining area, we were able to create a logical space for a modest Master Suite addition (and basement), including a spa bath area. This enabled us to create a flow between the house and yard, thus making the small living environment read much larger. We created the plan, color and design scheme, then took the property through the Heritage Committed approval process. Immediately upon approval by the City, a wonderful family decided they had to have this home. They purchased the house and new plan, completed the redevelopment, and the rest is history.
