The opportunity:

Highly desirable, one block, walk to downtown with major view potential. The challenge entailed how to transform a small, dilapidated, and dark home into something magical. The old structure had some redeeming qualities like its positioning on a desirable street to alley lot, but it was completely void of style, flow, light, and useable living space. It required a top to bottom reinvention, overhaul and expansion.

The solution:

Create a Paris-inspired pied-a-terre at the beach. Infuse style, light, space, courtyards, outdoor deck living all in a compact package.  This was accomplished by innovative architecting of experience from the top down.  It all started with taking the large, flat, roof and evolving that space into a private, 1,000+ square foot, deck and outdoor living environment with unobstructed city and ocean views.  Moving down, the main living level was realigned to feature a private, chef’s, kitchen linked to a private rear courtyard, with dramatic 9 foot green walls. The separate rear bedrooms established a secluded guest living area with one room featuring a unique interpretation of divided, en suite, bath and lav to conserve space. The entry was pushed out allowing for a proper vestibule reaching up to a spectacular conservatory for living and dining connected to an indoor/outdoor view deck.  Moving to the next level, the Master consumed the ground floor space with a private garden access and a complete spa bath. To cap it all off, the street level was maximized with a large poured in place garage, where the yard above laic back over the top, creating a distinct feeling of privacy and space.  Every inch of inside and outside area was used to generate an experience of space, light and privacy, all on a relatively small lot.  An old, run down, nondescript house became a multi-million dollar escape to Paris.
